PLANS for a house in a garden ground in a village on the Rosneath Peninsula have been approved despite 21 public objections.
The proposal by Fraser Noble, for the garden at Meridian House in Clynder, was sent to a committee of councillors for determination after the response from the public.
Argyll and Bute Council’s planning, protective services and licensing committee unanimously agreed to approve the application for planning permission at its meeting on Wednesday, October 21.
The proposed development was reported to be a new three-bedroom detached house and the formation of a new access route.
A council official said in a handling report: “The proposed development has been assessed more generally with regard to siting, scale, massing form, and detailed design in relation to the aim of respecting and reflecting the visual character of the existing built development pattern; and protecting local residential amenity.
“The site is not located within or in proximity to any nature conservation sites. However, any impact upon the natural environment in relation to biodiversity requires to be assessed in connection with the proposal.
“The proposal has also been assessed with regard to the satisfactory provision of services infrastructure provision. Having regard to all material considerations it is considered that the proposal is acceptable.”
An appendix to the report added: “It is noted that the area roads manager was initially consulted on the proposals and had responded with an objection as the required 42 metre visibility splays where not detailed.
“Roads also provided further comment regarding parking, turning, roads opening permit requirement, access detailing and drainage.
“The applicants latterly re-submitted the proposed site plans and detailed the required 42 metre visibility splays as well as the other comments that the roads area manager had noted.
“The roads area manager was then reconsulted on the revised site plans and has confirmed that they have no objection subject to conditions relating to access detailing, parking, drainage, turning, visibility splays and roads opening permit requirements.”
