PLANS have been revealed for a Rothesay house to be demolished and replaced by new holiday letting accommodation.
The Port House, at Straad, is the subject of an application to Argyll and Bute Council by Serena Bute, with officers now considering the proposal.
A supporting statement said that the ‘existing house had reached the end of its life’ and that the planned new unit would be used for letting as opposed to residential use.
The council’s planning officials are expected to rule on the application by Christmas, with the public now able to view the plans and submit feedback.
A supporting statement by Pritchett Planning Consultancy said: “The proposal is to demolish the existing dwelling house and construct a new purpose-built holiday accommodation building.
“This would not be a domestic dwelling but would be used a managed holiday home for paying guests. As the existing dwelling is to be demolished the new building would not be a short term let of an existing dwelling but instead it would be a new building with the use as a managed and fully serviced holiday accommodation building.
“This would be a sui generis use. It is considered that the existing dwelling has reached the end of its useful life as a domestic dwelling house and the new proposal therefore seeks to replace the house with a new contemporary building to accommodate holiday accommodation making best use of the site and outlook with careful use of a palette of natural materials on the same building plot with modest extension of built form.”
It added: “The house no longer supports family life in this area and has been used on an ad-hoc basis for many years.
“The proposed new building would be highly efficient and use high quality materials for a new building which will be a positive asset to this local rural community.
“National and local development plan policies support rural tourist related development housing where a range of criteria can be satisfied.”
