Demolition plans lodged for derelict Dunoon home

PLANS have been published for the demolition of a Dunoon residential property which has fallen into disrepair.

Sharon Kinning and Stephen Rowe have submitted a prior notification for demolition notice to Argyll and Bute Council for the premises at 18 Kilbride Road.

Parts of ceilings are reported to have collapsed at the house due to extensive water ingress. The property is said to be in a non-mortgageable condition.

Council officials are expected to provide feedback on the proposal for demolition by the end of August.

A supporting statement by Rialta Architecture said: “The property, which was recently purchased by the clients, was marketed by the estate agents as being suitable for demolition as it is in a non-mortgageable condition.

“The respective home report and structural engineer’s report which were prepared outline the extent of the poor condition of the property.

“The associated issues identified by the structural engineer include but are not limited to: extensive areas of water ingress and dampness to the main dwelling internally with a recommendation to strip back linings to inspect rafters and joists.

“Indeed, some areas of ceiling have already collapsed with other areas stained or bulging. Some rafters and sarking boards were noted as being wet at the time of the inspection.

“Excessive deflection to the ground floor with the joists to be inspected and possibly replaced and suggests further damage from water ingress. Rainwater goods and eaves boards are in poor condition and needing replaced.

“Various structural cracks are noted, some requiring stitching. The existing porch, balcony and conservatory are advised to be demolished and replaced.

“Furthermore, all services and fittings appeared to require modernisation to achieve the necessary safety standards and the décor throughout was very dated and requiring a complete overhaul. Almost every survey category in the home report listed as category 3 and is therefore regarded as requiring urgent repair or replacement.”

The statement added: “Additionally, since these reports were prepared, the property has deteriorated further having endured another winter exposed to the elements. When I viewed the property first-hand, it appeared to be obviously beyond a state of reasonable repair, and the suspected age of the property suggests it has either reached or exceeded its original design lifespan.

“The detached garage and car port were regarded to be in such a poor condition that they have already been demolished, being somewhat dangerous.

“These elements combine to result in a renovation that would be so extensive as not be economically viable with the demolition making way for a proposed new dwelling on the site which meets the current standards for health, comfort and safety as well as energy efficiency and build quality.”
