Ardencaple Farm holiday proposal cut to three units

PLANS for holiday units to be situated at Ardencaple Farm have been submitted for the second time this year – but this time with half the number of units.

Russell Graham initially submitted a proposal for six units plus a spa, made from shipping containers, in February, but it was withdrawn after 14 objections.

A new application has now been lodged for three holiday units on the Rhu site, which would also be made from shipping containers if granted approval.

Council officials are expected to rule on the new application by early December, with the public now able to view the plans and submit feedback.

A supporting statement by MH Planning Associates said: “Following the withdrawal of [the previous application] discussions with the council have taken place with respect to the access to the site.

“It was noted that there should be intervisibility between vehicles and pedestrians, localised carriageway widening and junction improvements to facilitate bi-directional vehicle movements at the junction with Paterson Drive.

“Improvements to the private access have now been undertaken by the applicant, with the agreement (where necessary) of other landowners.

“Specifically, there have been improvements to the junction of the private access and the public highway (Paterson Drive) in order to facilitate bidirectional vehicle movements, and a number of intervisible passing places along the full length of the private road have been improved and/or formed.

“It is considered that these improvements will benefit not only existing users of the access road but are also appropriate to the scale and nature of the proposed new development, taking into account any current access issues.”

The statement also said: “Ardencaple Farm is no longer a ‘farm’, it now operates primarily as a livery and has done so for many years.

“Planning permission for change of use of land immediately to the southeast of the livery buildings, from a paddock to an all-weather training ménage, was approved in 2008.

“The applicant’s intention is that the occupation of the proposed holiday units will primarily be in association with the operation of the livery, on a ‘Take your Horse on Holiday’ basis.

“This concept is becoming increasing popular with horse owners who are looking to bring their horse to a new area where they can then ride on new trails.”
