RETROSPECTIVE plans for a storage shed and office building at a Rosneath site have been approved by council officers.
Raymond Grieve made the application for planning permission at the village’s former Camsail Works, with the bid attracting one neutral representation from the public.
Argyll and Bute Council has now formally granted planning permission after a speed survey was undertaken over seven days as part of the process.
A separate non-material amendment application with revised plans for a mixed-use development at the Camsail Works site, submitted by a different applicant, remains under consideration by the council.
In relation to the retrospective application, a council officer said: “The shed is used to store construction materials and there are frequent deliveries to and from the site. There is therefore potential for noise, fumes, emissions and light pollution from the development.
“The development, however, has been at this site for circa 50 years and is an established business use. There are currently only other industrial uses surrounding the site.
“The closest residential properties are 0.4km to the north but for completeness it is noted that there is planning permission to the south for 145 new townhouses, 121 flatted development, workshops and marina.
“The houses are not located immediately behind the application site, there are single storey workspace units at this location.
“Environmental sealth have not responded to the latest application but in their comments on the previous application they stated that operational hours should be controlled via condition.”
The official added: “The location of the proposal is acceptable in principle having regard to the council’s settlement strategy and also in respect of siting and design including access and parking arrangements, noise and impacts on neighbouring uses, and infrastructure and services, including waste subject to conditions.
“As such, the planning permission is recommended to be approved.”
