PLANS to demolish a ruined Rothesay house and replace it with a new residential property have been revealed.
Stuart Irving has submitted plans to Argyll and Bute Council for the former Elmbank House, on the town’s Hillhouse Road.
A new two-storey dwelling/house is proposed to replace the ruined building, with a detached garage to also form part of the site.
Council officers are expected to rule on the application by early December, with the public now able to view the plans and submit feedback.
A supporting statement by Hobson Architects said: “The existing house is roofless, and has been for some time, and the remaining external walls are in very poor condition with areas of partial collapse. Elmbank House is not a listed building.
“Access to the new dwelling will be via the existing vehicle driveway to the Western edge of the site, off Ballochgoy Road. As the proposals sit over the location of previous building structures there are no requirements to remove existing trees.
“The intention would be to clear the site of overgrown vegetation and reclaim any boundary shrubbery worthy of retention. Boundaries would remain as existing, being a mixture of stonewall and fencing.”
The statement added: “As per the original house the new dwelling will take advantage of the elevation position with the primary living accommodation on the first floor orientated to look east over the town.
“The master bedroom on the ground floor will also be east facing with the guest bedrooms to the western end of the main wing.”
