PLANS for phase four of a major development at Dunbeg have moved a step closer after council officials approved three separate applications.
The Link Group’s proposal for 133 private houses, a class 1A retail unit and a class 10 community facilities building has been agreed for planning permission in principle by Argyll and Bute Council.
The authority has also approved an application for planning permission in principle for a mixed use development including two food and drink units, business units and a hotel.
A bid for full planning permission for the formation of new roads and roundabouts to serve the developments has also been given the go-ahead.
A fourth application for phase four, for full planning permission for 236 housing units along with student and retirement accommodation, remains under consideration by the council with no decision yet published.
In a handling report on the application for planning permission in principle for the houses, retail unit and community building, a council officer said: “Planning permission in principle (PPP) is sought to establish the principle [of] some 133 dwellings, a class 1A retail unit and a community facilities building class 10.
“Whilst the application is seeking to secure PPP for the site, with the detailed layout, design and infrastructure details to be addressed by way of a future application(s) for approval of matters specified in conditions (AMSC), the site plan and other associated drawings submitted for indicative purposes shows how the site could potentially be developed in an acceptable manner.
“The detailed siting, design and finishes of the proposed houses, retail unit and community building will be secured through appropriately worded conditions imposed on the grant of permission which will inform the future detailed arrangements for the development of the site, and which will be subject to further assessment.”
A handling report on the application for planning permission in principle for the mixed use development said: “All of the uses proposed in the application are considered, subject to compliance with other plan policies and conditions, to be in accordance with the intended use of the site.
“The detailed siting, design and finishes of the proposed uses which come forward to AMSC submission will be secured through appropriately worded conditions imposed on the grant of permission which will inform the future detailed arrangements for the development of the site which will be subject to further assessment.
“It is considered that the business and tourist related PPP development proposed represents an appropriate form of development complementing and related to the other three proposed phase four planning applications before the planning authority for determination at this time subject to compliance with other plan policies relating to the scale of the proposals.”
