New Oban offices get permission

PLANS for new office accommodation and a workshop at a south Oban site have been given the go-ahead by council officers.

Oban Joinery Services applied to Argyll and Bute Council for the new facilities at Unit 5 on Millpark Road, off Soroba Road.

The proposal has now been awarded planning permission after only one neutral representation was received by the council from the public.

The application had to be resubmitted due to changes to the orientation of the planned buildings within the site.

One of the authority’s planning officers said in a handling report: “The reorientation of the building within the site arose as a result of comments from SEPA (Scottish Environmental Protection Agency) regarding flood risk issues due to the proximity of the site to the Black Lynn Burn.

“Whilst the reorientation of the building within the site was considered to be acceptable, it represented a material change to the original submission and one which required to come forward through a revised planning application in order to allow any interested parties to review the amended scheme and comment should they so wish.

“The proposed building is a simple, shallow pitched roof structure taking a rectangular form finished in a dark coloured profiled metal sheeting, the finer details of which will be sought by planning condition. The building measures 450 square metres in size with an overall height of six metres.

“The application indicates gates at the site entrance with a screen fence and gate separating the main site from the yard/storage area, the detailed arrangements of which will be sought by planning condition.

“The application also indicates an area of planting within the southwestern corner of the site adjacent to the site entrance.

“The finer details of the proposed landscaping will be sought by planning condition which will also seek to secure biodiversity enhancement measures, proportionate to the scale of development proposed.”

The officer added: “The proposed building is considered to be of a suitable form, scale, design and finishes for its industrial location which will ensure that it will not detract from the appearance of the site or its setting within the wider EBIA (established business and industry area).”
