Plans lodged to demolish Lochgilphead boiler house

PLANS have been lodged for the demolition of a former boiler house and brick chimney in Lochgilphead.

Morrison Construction has applied to Argyll and Bute Council for listed building consent for the Aros Trust Headquarters on Blarbuie Road. The building was reportedly condemned as being unsafe in September.

A decision from the council’s planning officers is expected by mid-July, with the public now able to view the plans and submit feedback.

A statement by FLN Consulting Engineers said: “The works consist of the demolition of the boiler house and external detached garages at the Aros Building.

“As noted, the buildings to be demolished consist of the boiler house which is located directly adjacent to the Aros Building and the detached garages which are located across the river.

“The Aros boiler house is a single-storey boiler house now redundant, consisting of a pellet store, boiler house and concrete bunded oil storage tank room. It is constructed with cement-rendered brickwork external walls with load-bearing brickwork internal walls, concrete ground slab and prestressed concrete roof planks and a large brickwork chimney.

“The boiler house was condemned as being unsafe in September 2025 due to defects with the concrete roof as a result of long-term water ingress.

“The detached garages are formed with concrete pad foundations, supporting concrete panel walls, with timber and Chrysotile cement sheeting roofs. The garages are redundant.”

The statement added: “The Aros boiler house is situated adjacent to the access road to the Aros cottages. This roadway is to remain open and be unimpeded by the demolition works.

“As a result, it will be necessary for the contractor to operate from the hard tarmacked areas adjacent to the building. The contractor should visit site prior to tendering the works and make an allowance for removing any external obstacles (access stairs etc).

“The contractor should include details of his proposed clearance works as part of the tender submission. Any tarmac surfaced areas that are damaged by plant tracking etc are to be made good on completion of the works.”
