Rhu house permitted

PLANS for a new house to be built in Rhu have been approved by council officers despite two objections.

Robin Young’s application to Argyll and Bute Council was for planning permission for the home on land north of Clarinish, on Gareloch Road.

Objectors had sought clarification on the definition of the application site, as well as ownership of the access road to the site.

A council planning officer said in a handling report: “The proposed development is for a detached dwellinghouse; formation of a new private access junction onto the existing shared private access driveway; associated ground level re-profiling; and drainage infrastructure installation.

“The house is proposed to be sited within the upper, eastern part of the plot. The design comprises two linear volumetric forms of similar plan proportions that overlay one another to create two levels of accommodation.

“Access to the public, adopted road network is via an existing private, shared access track with a junction onto the Gareloch Road (A814). This private track serves seven existing residential properties.

“The proposed development includes the formation of a new private access junction with the existing shared private track to serve the proposed dwellinghouse.

“This proposed private junction gives access to a parking and turning area located that the rear of the house. This parking turning area is to have a permeable surface.”

The official added: “The pattern of built development within the local area is made up by large, detached houses set within spacious and well-landscaped grounds, fronting onto the A814 Gareloch Road.

“These properties are generally set well back from the front boundary. Historic development has taken place between and to the rear of these larger period properties.

“There is a variety of ages, architectural styles, sizes and material finishes of existing houses within the area, however the prevailing densities remain low, and overall the area has a very spacious, quiet, residential character enhanced by mature landscape features.”
